Have your own piece of private and secluded haven with this 25 acre parcel off Kokopelli Trail – a world famous trail that goes from Westwater Launch to Cisco. This property is right by the Westwater Canyon Boat Launch on the Colorado River. Westwater Canyon is the first whitewater stretch on the Colorado River in Utah. The canyon is seventeen (17) miles long and includes Class IV rapids. Check this link to know more about Westwater Canyon – https://www.blm.gov/
What’s cool about this property is that the original wagon trail from Gunnison to Salt Lake City went past this property. Also, this is one of the few privately owned parcels in this area and in Westwater Canyon. This area and property is surrounded by BLM land in all directions! Make sure to watch the end of the listing video showing this. World class recreation at your fingertips. Previous owner mentioned that there’s a neighbor to this property that throws a tai-chi event every year where 30 – 40 people come and do tai-chi. Does that sound fun??
The opportunities that land offers can be endless – a place to build your future home, a getaway spot for your weekend recreation, or simply an investment in US real estate! This is one of the few properties to come for sale in this area so don’t miss the opportunity.
Compared to Similar Comps in the Thompson Springs/Westwater Canyon area, our 25 acre beauty is way under market price. Take advantage of this deal before it’s too late!

Access Notes:
- I describe the best access route in the listing video above. Access is from the Westwater Canyon/Boat Launch and via the Kokopelli Trail. There’s a road on two sides of the property.
- There are other property owners with homes back here so they are accessing their properties somehow. I would think building some sort of temporary bridge or the Cisco access route would be the way to go. This area is special and secluded and folks are living and using property back there, so there is a way to access. Buyer will need to perform DD and visit and explore options. I was able to access myself and have shared access routes in the listing video and notes. Contact with questions.
- We recommend using GPS coordinates on an app like Onxmaps
- Plan your route before you go. We recommend using the GPS coordinates and an app like OnxMaps. We have a tutorial video here: Click to view or County GIS maps, our Google Earth map link and Satellite images to map out potential access routes before visiting.
- Be safe when visiting! Rural, undeveloped land can be dangerous due to terrain, poor or non-existent road access, etc. and calls for caution when visiting. Tell someone where you are going and when you will return. Remember, to respect local landowners and laws. Do not trespass. Ultimately, you, the customer, are responsible for identifying access through due diligence. Wilco will not be held responsible for any actions or outcomes by visitors to our property.
Terrain Notes: You sit atop a canyon so the views are sweet and the area is remote and rural. It’s a private oasis outside of Moab and Grand Junction. There is rock, sand, and a rural feel to the area. The locals (not that there are many) have some cool compounds, homesteads, and tiny homes built out there.
Utilities Notes: This 25 acre property has water rights!! Water Rights Number: 01-227 – The neighbor also has a well at 320 feet. You can find water rights and more information on that specific neighboring well online via Utah Water Rights https://waterrights.utah.gov/
Electricity would be brought it from a neighboring property or solar. Septic needed for sewer.
Camping: Yes.
