The town of Marble is known for its charm and rich history, with endless opportunities for hiking, camping, and exploring nearby wilderness. While current town regulations require at least 1 acre to build, this lot still opens the door to adventure and investors alike! Regulations change and technology is improving. The world is changing fast and this property won’t remain “unbuildable” forever. Take an chance on a special land investment, at a price you won’t see in your lifetime again.
Whether you’re looking for a long-term investment in a highly desirable area or simply a private mountain getaway, this property delivers peace, beauty, and unmatched access to the outdoors.
The Town of Marble has put a temporary rule in place about building on small lots. Right now, you can’t automatically get a building permit (or septic permit) if your lot is smaller than one acre.
Instead, your plans will have to go through several steps:
- The Planning and Zoning Commission will first review your building plans and survey.
- They’ll make a recommendation to the Town’s Board of Trustees.
- The Board of Trustees and the Town building officer will then decide whether or not you can move forward.
For figuring out whether your lot meets the one-acre minimum, you’re allowed to count the land all the way to the middle of nearby public roads, streets, or alleys.
In short: if your lot is under an acre, you’ll need extra approvals.
