LAND DESCRIPTION
Some opportunities only come around once in a lifetime—and this is one of them. Own 93 acres of untamed wildernesswith incredible privacy, panoramic mountain views, and total seclusion, surrounded entirely by the Beaverhead-Deerlodge National Forest in Montana. This is a truly rare and exclusive land opportunity.
This isn’t just a land purchase—it’s a generational investment. Private land ownership inside a National Forest is virtually unheard of. You’re not near the forest—you’re inside it, with direct access to hiking trails, alpine lakes, and wildlife-rich terrain. Whether you’re tracking elk, building a remote cabin, or just stargazing in solitude, this off-grid Montana property delivers unmatched potential.
For those looking to build, consider placing your cabin by Racetrack Creek—with road access and a year-round stream—while keeping the 93-acre mountain behind as your personal retreat for hunting, recreation, and endless adventure.
This unique two-property combo could be the foundation for your family’s long-term legacy. For the size, location, and exclusivity, this is one of the best values you’ll find in Montana land for sale—only from Wilco Land.
Check out the 1.86 acre Racetrack Creek, with road access here.
These two properties are special on their own—but legendary together. Private land like this in Montana is extremely limited, especially parcels that offer this level of seclusion, natural beauty, and access to public lands with river frontage.

- Access Notes: Use GPS coordinates to locate. To access the 93 acre, there is an old overgrown forest service road that goes up to the 93 acre tract of land it looks like. It starts somewhere on Racetrack Rd (I think 300 yards past the bridge, which is shortly past our 1.86 acre property, before you get to Racetrack Cabin). You’ll have to explore for yourself. In addition, it looks like you could hike that from behind another property we own on Racetrack Rd. You can see the road here in Google Earth Imagery here on the property: Click to view. Otherwise, we own a 1.86 acre on Racetrack Rd that DOES have road access, where you can park to hike in to the 93 acre at the top of the mountain. There appears to be an old forest service road behind our property (the old road bed mentioned above) that goes up to the top of the mountain. There are also trailheads beyond the Racetrack Cabin (which is a Forest Service cabin on the road past the 1.86 acre) that could allow access for an atv or a hiker up to the ridgeline where the top might be accessed. Ultimately, you’ll have to figure out a way to get up to the top of the mountain and access the 93 acre. It’s all through Forest Service (Deer Lodge National Forest), so a hike in is possible. Both properties are for sale and we think they would be good complimentary properties for someone to build their cabin on Racetrack Rd/Creek and also own the 93 acres at the top of that mountain to enjoy for hunting, recreation, lookout towers, etc. This is a generational land investment opportunity. The other listing can be found here:
- Plan your route before you go. We recommend using the GPS coordinates and an app like OnxMaps (see our blog for a tutorial), County GIS maps, our Google Earth map link and Satellite images to map out potential access routes before visiting.
- Be safe when visiting! Rural, undeveloped land can be dangerous due to terrain, poor or non-existent road access, etc. and calls for caution when visiting. Tell someone where you are going and when you will return. Remember, to respect local landowners and laws. Do not trespass. Ultimately, you, the customer, are responsible for identifying access through due diligence. Wilco will not be held responsible for any actions or outcomes by visitors to our property.
