Geological wonders, state parks, national monuments and national parks – be near all these and more with this 198 acres in San Juan, Utah!
A blank canvas awaits you with plenty of land to work with, allowing a wide variety of options. This amount of acreage and surrounding BLM land provides you with complete privacy and some world class views. The terrain of the parcel is a combination of forests, meadows, rock faces, hills, mesas, small canyons/gullies, and so much more. Eventually build on the lower area or higher terrain depending on what view you prefer.
Canyonlands National Park is only half an hour away. Access Canyonlands through BLM land from this property and explore its dramatic desert landscape and intricately formed buttes carved by the Colorado River and its tributaries. The canyons are divided into four districts, with over 330,000 acres of colorful canyons, mesas, buttes, fins, and arches you have more than enough majestic views. Additionally, the Blue Mountain range is just west of the city of Monticello.
A great investment, not often is this amount of land available so take advantage of the opportunity.

- Access Notes: There is no legal documented access to this parcel from our research. Here’s what we know through our research:
- BLM & State Lands are adjacent to this property and they have indicated some willingness to work with landowners to obtain easements through public lands. You can start with the office in Monticello.
- You can work something out with the neighbors for an easement.
- Contact a real estate attorney to help with figuring out a way to gain access for a driveway
- Possibly an old mining road to get to it from the south
- Hike in access is always an option – this is how one would access this today and below are some notes. I strongly recommend using OnXmaps.
- Here’s what our photographer noted: “Use OnX maps, in line with the southern end of the property, there is a pullout on the east side of the highway. You can park here and then walk straight west about 150 yards across public lands and you’ve arrived at the southeast corner of the property. The walk in is short, but there are a few obstacles: you need to cross the highway (there’s hardly any traffic so that’s pretty straightforward), step over a barbed wire fence, and then walk through a dry wash that is about 20 feet deep and a little steep going in and coming out. It takes about 5 minutes total. Access is at your own discretion.”
- Terrain Notes: There is a TON of history here! The views from this property are absolutely world class and the location connects to public lands that go all the way to Canyonlands park. There are ancient petroglyphs, Native American artifacts and in the 1960s John F Kennedy flew B52 bombers constantly out of the US. One of the planes blow up over the property and there is still a wing on the property. It blew up in the early 60s. Interesting historical fact. The previous owner did authorization for someone to go and get the wing but we’re not sure if the museum folks ever came to get it! I’m sure you can still find plenty of interesting artifacts on this land.
- Utilities Notes: Undeveloped. No utilities exist.
