Description: 40 acres of untouched haven in Deer River, Minnesota!
Situated near Deer Lake, Lilian Lake and Bass Lake, and with miles of ATV and hiking trails snaking through the surrounding forests, you’ll never run out of paths to explore. Whether you’re into fishing, hiking, or boating, the nearby lakes and forests provide an endless playground for adventure seekers.
The previous owner claims this land to be dry and prime hunting grounds, with his cousin regularly bagging trophies here. While the county GIS classifies it as wetlands, the physical terrain appears dry and promising. This potential hidden gem could be a hunter’s dream come true!
If you’re looking into rezoning of the property, we talked to the county and they summed up for us:
“It is possible to rezone this property to Farm Residential if that’s something you want to do. If you are in a hurry to get it rezoned, you can file an application for their Planning Commission to review. Ultimately, a rezone would be approved by the County Board. This process would take between 30-60 days. If you are not in a hurry, the county does a “batch rezone” every few years to correct any public properties that have been sold privately. It’s been several years since this was done and they’re probably due. It might be happening anyway.”
