Personally, I visited (Miles) this property and really love the neighborhood and location of this parcel. Locals are back here living in Airstreams and small cabins/homes on the same sized parcels so that’s a great sign this one should be good to work with for a driveway and space to set up RV or even build something. Obviously, Buyer will be responsible to conduct their own due diligence and make sure this is the right fit for their needs. I enjoyed the vibes of Pacific Beach. - Washington Wetland Info: We talked to a wetland biologist, Rosemary Baker from Convergent Ecosystems, who went out to this property for us. In the winter the water table is high. There are also drainage ditches on the back and front of the property. She said there was a small “pocket forest wetland” on the southeast corner that would require delineation but you could likely put a driveway in on the north side. No wetlands on the interior. She said you can add fill to raise up the elevation so it’s not so wet in the winter. She said she thought it would be dry in the summer. She said you would be able to use it as a recreational lot or build a small house/cabin. But you may have to go through a process getting the wetland delineation and approval with the county. She said “reasonable use” is on our side and it’s likely the county would approve. This is simply feedback we’re sharing. As with all of our properties, Buyers are to perform their own due diligence.
- Utilities Notes: There are power lines along Holly Lane. According to the county sewer and water hookups are available on the street.
