What is Wilco's Land Use Policy when buying on installments?

Customers who acquire property from Wilco LLC may use the property in a reasonable, safe, legal and responsible manner, respecting rules and/or regulations set by state, county, municipal, local, and/or other governing bodies, such as homeowner associations. The Buyer (customer), is responsible to find and understand the rules and regulations pertaining to their property. 

All terms and conditions below apply only to customers with accounts in good standing. Any customer who is delinquent on their payments forfeits their right to use the property.

As a rule of thumb, if your activity has no long term impact on the property, and does not violate any rules or regulations, we typically allow it. The following activities are allowed and permission is not needed (as long as they do not conflict with rules or regulations set by any governing body):

  • Camping/RV’s
  • Recreational use (e.g., hiking)
  • Hunting
  • Gardening
  • Motorized vehicle usage (e.g., ATVs/RVs)

Wilco LLC prohibits most development. Customers who want to develop are encouraged to pay off their balance. This is to your advantage, as holding title to the property ensures you will keep any improvements you make, allows you to communicate with the county and building contractors directly, and puts you in a better position to obtain financing. It is also to Wilco LLC’s advantage in that it reduces our risk and liability related to development.

Wilco does allow for the installation of certain utilities and minor improvements. 

Examples include:

  • Percolation Tests
  • Surveys
  • Fencing
  • Concrete pads
  • Driveways
  • Well-drilling
  • Electric line connections
  • Water/Sewer Hook-ups

You are required to submit detailed plans to Wilco LLC for approval. Wilco LLC reserves the right to deny permission for any reason. You must also obtain written proof from the county, city, HOA/POA approving your plans. You are required to obtain sufficient insurance on your projects and name Wilco LLC as a co-insured party. You must submit a deposit to Wilco LLC to cover any potential liens that could result from development.

If I decide I like a property and want to purchase it, how does the purchasing process work?

A land investment at Wilco Land can differ per customer but in summary, for cash sales, a customer can choose to close through a local title company/escrow or closing in-house at Wilco. This consists of a closing email with instructions, a Purchase & Sale Agreement, and upon closing Wilco will create the deed, and handle the recording/ownership transfer with the respective county, staying in touch with you along the way... For customers purchasing on owner carry terms/seller financing, you can expect a similar process, consisting of a closing email with instructions, Paperwork including a Land Contract, P&S, and Promissory Note, and upon closing, Wilco will set up an account for you and email a link to login and view your balance, make payments, change information, etc.. Once, the note is paid in full, Wilco will be back in touch to create the deed and transfer ownership/record the property with the county.

  • Wilco offers a marketable title on all sales, unless otherwise noted and disclosed.

  • Closing costs at Wilco are $350

  • Wilco use a docusign service to send paperwork for eSignature and ‘Buyer(s) info’ will be needed for closing

Have questions about viewing a property or the location?

As you may have noticed, not all vacant land listings have a physical address, especially rural and off-grid acreage. With this being the case, we suggest using our approximate GPS coordinates that we pull from GIS mapping systems. These are not to be used as an official survey, but are still very helpful in locating and identifying a property. In addition to GPS coordinates, I always suggest finding a plat/tax map to view, and checking out our aerial images and/or google earth links, where you can pull up the property to look at the terrain, and natural features that may be visible while looking to find the property.

How do I find what the owner carry/seller financing terms are? Can I propose another offer other than what Wilco has listed online already?

Wilco posts owner carry terms inside each listing under pricing. There you will find baseline plans and like all real estate, terms and pricing is negotiable. If your interested in making an offer other than what is listed on the website, we provide a calculator to view different down payment amounts, interest rates, and lengths to show what the monthly payment would be. What is the zoning? Can I build? Camp? RV? Etc.

In most of our listings, we will provide you with the ‘zoning’ and below that will be a link to see what that zoning means.. What is allowed, not allowed, and what not. Are there utilities on the property (water, power, sewer)?

Wilco specialized in vacant land aka raw & undeveloped land.. Therefore, it will be rare for any listing at Wilco Land to have existing water or sewer. However, Wilco will often have properties that have already passed septic tests or have city sewer and also, properties located in areas with community wells to hook up to upon development. Power is typically, the nearest power lines or again in some areas, underground power may be available. The majority of our listings will be rural properties requiring a well & septic for development. Often times calling the county, or local companies (well drillers, septic, etc.) who have worked in the area, can be good points of contact to inquire with to learn more. What kind of contract will I be signing when purchasing land through Wilco Land?
  • When purchasing land from us we will both sign a standard Purchase Agreement for vacant land which lays out the terms of the transaction including the sale price and deposit amount, and other details common in such a document.
  • And, in the case of an installment purchase, you will sign a document that contains the terms of the sale including the monthly payment.
Are there any pre-payment penalties?

No. You can pay off your property at any time with no pre-payment penalty.

Can I buy more than one property?

Yes, in fact our goal is to sell multiple properties to every buyer. We want to help you become a land mogul!

How long can I take to pay off the property?

The length of the installment sale depends on the purchase amount and down payment on the property. Typically we offer installment sales to anyone from less than a year to more than ten Our goal is a win-win: to find a payment that’s affordable for you to ensure that we receive on time payments.

Do I need to qualify for installment sales or how does this work?

No qualifying is necessary to receive an installment sale from us. Our mission is to make property ownership affordable for as many people as possible, therefore, no formal qualifications are required. It is very simple… you want to buy a piece of land and we want to sell it to you. That’s it. We do however perform a check against a database in order to see if you have an IRS lien against you. This would be the ONLY disqualifying reason for the simple reason that IRS liens attach themselves to the property like glue. Other than that we do not look at your credit at all and even bankruptcies are fine.

Can I make a larger down payment for an installment purchase?

Yes, giving a larger down payment amount is absolutely fine. Obviously this will reduce the amount of your monthly payment amount so just let us know what down payment you would like to make and we will prepare the installment sale documents accordingly. Our goal is to make payments affordable to fit your budget so we are happy to work with you. You can also make additional monthly payments without any form of pre-payment penalty or fee.

What GUARANTEES do you offer?

We guarantee that the property is free and clear of any governmental or private liens or encumbrances other than recurring assessments or bonds. Basically we guarantee that at the point of ownership transfer from us to you, the property is free and clear and has marketable title.

Are the mineral rights guaranteed for the properties?

We make no guarantees concerning mineral rights or the lack thereof. If we are aware of the lack of mineral rights, disclosure will be made in the disclosure documents for each property. However, Buyers should do their own research to find out if the property has mineral rights or the lack thereof.

How does Wilco Land acquire properties?

We primarily purchase properties from private parties, and all are owned by Warranty Deeds. Once purchased, it is our goal to pass these lots along to you through our website at great terms. Basically we acquire quality properties and in turn offer them through this website at bargain prices to the ultimate property owner–YOU.

How do I access vacant land without an address?

Most vacant land parcels do not have an address to plug into google maps, therefore, you we use GPS coordinates to access the properties. You can plug those numbers into google, and/or most smartphones. 

How do I know if there are any liens or back taxes associated with a property?

At Wilco LLC we offer a marketable title, free and clear of all liens and encumbrances. When purchasing through Wilco LLC you can be assured you are getting a property without any back taxes or liens.

How can I trust an online purchase?

In today's day and age, we are seeing more and more companies doing business online. Ourselves included. Which is one reason, we are able to low prices on real estate. To do this successfully, and gain the trust of our customers. We offer transparency, customer service, documentation, and paperwork both parties will sign before money changes hands. Often times, we Facetime, Skype, or have in depth phone conversations with our customers before they make a purchase.

If I were to buy, how do we close?

Wilco LLC offers in-house closing for $350. This includes a purchase and sale agreement, marketable title, and a quick and easy transaction. Another option, is to close through escrow/title, which in most real estate transactions, the "buyer" pays those costs. That pricing varies, but usually runs anywhere from $500-$1,000. This is basically a third party, and takes roughly 30-45 days.
