Now talking about access: There is ingress/egress to this parcel and after we called the county offices to ask about it, the county has told us there is an easement for egress and ingress from Morgan Valley Rd. Address is Spruce Grove Rd. and said it appears to have a road there or was a road there at some point but in these rural area’s it’s hard to know what you will come across… To us, this shows that this is not a landlocked property and it’s figuring out what needs to be done to drive or hike to this 40 acre property. Maybe that’s a visit out there, title company inquiry, county offices, talking to local landowners, etc.
My feedback from driving out here: I actually went out to this property to check it out earlier this summer, and got very close but came across what appeared to be a shared community gate. I tried coming in from the northeast via Morgan Valley Rd and if you look in the photo album, you can see the aerial with a pin I dropped showing where the gate is that prevented me from going further… After the gate, I saw meandering dirt roads/trails, I assume local landowners are using to access their properties because (I did see some structures/signs of land use back there). However, I did not try accessing this 40 acre from southwest, which would be from Spruce Grove Rd. which looking at google earth appears to also have some dirt trails/roads leading back to this 40 acre as well, maybe that works just fine, so that is definitely worth checking on.
